The client was looking to develop a site that they'd already purchased.

"It comprised two large industrial buildings that they wanted to convert into residential apartments, and a piece of land with planning permission for a hundred houses. 

"They had gone through every which-way, trying to raise funds for the conversion of one of the industrial buildings into residential apartments, and had hit a brick wall (pardon the pun) on every occasion).

"Happily, when they came to us, we were able to think a little bit more creatively about how to structure the deal in the eyes of the lender, and we were able to increase the borrowing for the client up to £21 million Gross Development Value. 

"This was a really important watershed moment for the client, because this was stage one of three stages, where they were proposing to do further developments on the land, up to an ultimate Gross Development Value of £50 million.
